Screening Requirements:  A credit report, criminal and eviction searches are all part of the screening process. Third-party verifications of rental history and income are also performed.  Self-employed applicants are also required to produce proof of income including tax returns, if necessary.  Minimum credit score of 650 is required unless Owner approved, in which case an increased deposit may also be required.  Additional deposit may be required for rental or employment history of less than 3 years. 

DID YOU KNOW?   Renting a house is different than renting an apartment.  Generally you should expect to provide your own maintenance unless otherwise agreed  Examples - pest control, if desired.  OTHER: Landscape maintenance, cleaning of rain gutters, filter changes, battery changes, etc.  Landlords provide repairs and replacements due to normal wear, tear and age. Renters are generally required to maintain the property including seasonal tasks.        

3.  All Residents are required to obtain and carry Renters' Insurance at all times.
